Sun, ice, and falling ice. What makes the Front Range unusual is that we get all three in strength, and they take turns through the year.
Hail, the sudden one
NOAA’s National Severe Storms Laboratory reports that Nebraska, Colorado, and Wyoming usually see the most hailstorms in the country. The area where the three states meet is known as hail alley, and it averages seven to nine hail days per year. The Front Range urban corridor sits on the edge of that zone. The state’s Climate Change in Colorado report, prepared by the Colorado Climate Center at Colorado State University, calls eastern Colorado one of the global hot spots for large hail and notes that nearly all thunderstorm hazards in the state fall between March and October, with a peak in early June.
- Roof. Hail bruises asphalt shingles and knocks the protective granules loose. Once the granules go, the sun gets straight at the asphalt and the shingle ages fast. Dents in vents, flashing, and gutters are often the first visible clue.
- Deck and fence finish. Hail lands hardest on horizontal wood: deck boards, stair treads, and the flat caps on fence rails and posts. It crushes wood fibers and chips or cracks the finish in small spots. Those little breaks let water in, and the damage often shows up months later as gray patches and peeling.
- Concrete. Hail itself rarely hurts a slab. The storms that carry it are the problem. They dump a lot of water fast, and it finds every unsealed crack and control joint, loading the slab for freeze-thaw damage later in the year.
High altitude sun, the constant one
Per the EPA’s UV Index guidance, UV intensity increases about 6 percent for every kilometer of elevation above sea level. Denver sits about a mile high, roughly 1.6 kilometers, and the foothill towns sit higher still. The same afternoon sun simply works harder here than at sea level, on every clear day of the year.
- Roof. UV and heat slowly dry the oils out of asphalt shingles. Over the years they turn brittle, curl at the edges, and shed granules even without hail. South and west slopes age first.
- Deck and fence finish. UV breaks down lignin, the natural glue that holds wood fibers together, which is why bare wood turns gray. The pigment in a stain is the sunscreen. As UV eats through it, the finish fades, chalks, and stops repelling water. Sun-facing boards always fail first.
- Concrete. Sun does little to the slab itself, but it degrades sealers over time. A sealer that has quietly baked away all summer offers no protection when the freeze season arrives.
Freeze-thaw, the patient one

A normal cold season day here climbs above freezing in the afternoon and falls back below it at night. - Deck and fence finish. Water sits in checks, cracks, and fastener holes. When it freezes it expands, prying the grain open and popping the finish loose from underneath. Repeat that most nights for a season and boards cup, split, and shed their stain.
- Concrete. Concrete is the classic victim. Water soaks into the surface pores, freezes, and expands, and each cycle flakes off a little more of the surface. That is the spalling you see on older driveways and steps, and every existing crack widens a little more each winter.

Before hail season, March and April
Walk the property while everything is still quiet. Photograph your roof from the ground, your deck surface, and your fence line so you have a clean record of pre-storm condition.
